Landing Avenue LLC is being honored for Country View Estates at Smithtown. It is an unfortunate rarity for senior housing on Long Island to be accessible to many other basic needs. Generally, such units are isolated in special residential enclaves, separating residents from other sectors of the community and making it difficult for them to maintain their independence without an automobile.
Located within walking distance of downtown Smithtown, Country View Estates is one such rarity. Landing Avenue LLC has successfully introduced 42 senior residences, 20% of which are designated ‘affordable’, within walking distance of downtown Smithtown. In addition to offering variety of conveniences to residents through its close proximity to retail, services and public transportation, the project in turn promises to generate local foot traffic that will provide a needed boost to the local economy.
Developers who are willing to break away from established development patterns in order to implement Smart Growth principles often face an uphill battle. Despite significant achievements, zoning codes and the status quo largely dictate unsustainable sprawl. Landing Avenue LLC, in particular, deserves special credit for its perseverance within a difficult political environment.
Country View Estates is the first ‘for sale’ affordable housing development to be approved in the Town of Smithtown. We applaud their determination to stick with this project for over a decade, and hope that their success will make it easier for those who follow.
